Prospective Tenant Information & Charges
Tenant Fee ban effective June 1st 2019
Once you have chosen your property we will discuss and inform you about the property and specific terms & conditions of renting it (including associated costs council tax etc.) and your ability to meet the financial obligations of renting the property. If you wish to make an offer, we will provide you with a (Property & Tenant neutral) copy of our Assured Shorthold Tenancy Agreement, for your information, whilst this is a lengthy document, you should read it, as it is the basis of your tenancy.
Should you wish to continue you will be required to complete our application form for all occupants of the property and the information provided used to start the credit & right to rent checks, employment references and suitability for tenancy of your chosen property and pay £250 or equivalent of 1 week’s rent (rounded down to the closest £), whichever is the higher, to us, to hold the property. Once the holding deposit has been received the property will be suspended from the market.
It is the tenant’s responsibility to complete the application form, accurately & honestly in full. We must see each individual named on the tenancy agreement and their valid documentation as specified below, in order to confirm identities match documents. We must receive this information within 7 days of you confirming you wish to proceed.
We will pass this information onto an independent referencing company, the results of which will be shared with the landlord. Should your offer be agreeable and the references are satisfactory we will proceed with the tenancy documentation.
Providing misleading or false information or failing the right to rent check or failure to sign and return the tenancy agreement within 15 days of us providing it to you, will result in the loss of the holding deposit and your application terminated. If you withdraw from the rental process, the deposit will be forfeited.
The landlord’s decision is final
You will receive your Assured Shorthold Tenancy Agreement and a statement confirming, payments made and payments due as cleared funds at least 2 working days prior to commencement of your tenancy.
EPC, Gas Safety Certificate(where applicable ) and TDS certificate. will be provided along with copy of the inventory/check-in report
Early Termination (Tenants Request) If the tenant wishes to terminate their contract early, they shall be liable to the landlord’s cost in re-letting , as well as all rent due under the tenancy until the start date of the replacement tenancy, additionally, the tenant will be responsible for paying 5% + vat of the balance of the rent due until the end of the tenancy as started in your Tenancy agreement.
These costs will not exceed the maximum amount of rent outstanding on the tenancy.
Any Change to the Tenancy agreement during its term £50 inc. VAT per change
Late Payment Interest will be charged at3% above the Bank of England base rate for the period rent became due until it is paid. This will not be levied until more than 14 days in arrears.
Replacement Locks/Keys Legitimate Charges relating to callout of locksmith to gain access and or to replace locks & keys (sufficient for managing agent, landlord, and number of adult tenants)
End of Tenancy Professional Clean In line with your Tenancy Agreement the property must be cleaned to a professional standard at the end of your tenancy. Tenants are responsible for ensuring that the property is returned in the condition that they found it, aside from any fair wear & tear. Fair Wear & Tear is considered to be a defect which occurs naturally or as part of the tenants reasonable use of the property.

Right to Remain 7 work in the UK (where applicable)
Current Valid passport for all named person/occupants of the property/on the application.
See & retain 4 months most recent consecutive bank statements for all adult tenants.
Signed, original hard copy of employers reference on appropriate headed papers or letter from accountant and income tax returns where self employed or owner of the business

After viewing a property we will evaluate the potential rental income and when instructed, market to all potential tenants, through the variety of media, including website, mobile and traditional print. We accompany all potential tenants and once a tenancy is agreed, we will take up references, take a deposit and arrange for rental payments to be paid into the landlords bank, instruct independent inventory company to prepare a schedule of condition/inventory, transfer utilities into the tenants name and undertake, and carryout full management of the property, whilst it is let which is found to be very advantageous when a landlord is abroad.
Local Industrial, Retail and Office Space are handled both on a rental and investment basis.
