Tribute to HRH Duke of Edinburgh

We, like so many people around the World, would like to pay Tribute to the Duke of Edinburgh and in respect for all he has done over the decades of service to this country, the Commonwealth, Her Majesty The Queen and his family . Our office will be closed on  Saturday April 17th (the day of his funeral).

Calls will still be monitored during normal working hours

 

STAMP DUTY – UPDATE

As the current deadline for Stamp duty relief gets closer (March 31st), rumours continue about a deadline extension, it is unlikely we will know too much more until the ‘Budget’ on March 3rd.

Some figures indicate that up to 20% of purchasers, who started their journey late summer, will potentially miss out on the Stamp Duty saving.
In some areas supply and demand is pushing prices up…with sellers cashing in and buyers prepared to pay a little more as they stand to save up to £15,000 in SDLT.
The industry could see this coming and we have been advising vendors and purchasers to be realistic in their pricing and timescales and instruct good proactive Estate Agents and Solicitors that can work together.
Don’t be tempted to over price your property and reduce it after a few weeks, if there is little serious interest, those days have gone. Bring your property to the market at a realistic price and get your paperwork together to minimise delays

December 17 NEW GOVERNMENT CORONAVIRUS REGULATIONS

The Government has this morning confirmed that the primary areas we cover from our Sunninghill office, which are in within the Royal Borough of Windsor & Maidenhead and Bracknell Forest will enter Tier 3 from Saturday December 19.

We do ask anyone attending our office to make an appointment as walk-ins are actively discouraged and will be restricting access to only once household at a time.

We ask you to use the Track & track QR code on the door when entering and leaving.

Whilst we are diligent with sanitising, opening doors and windows when arranging viewings, prospective purchasers/tenants must adhere to current regulations/guidelines, and confirm if they have had a Covid-19 test and results, suffering from any symptoms, are in the vulnerable category or have been self isolating.

We confirm at time of posting this update no staff members have or have had any symptoms or have had a positive Covid -19 test.

 

 

STAMP DUTY UPDATE -BOTTLENECK COMING

On 25 November Rishi Sunak gave parliament and the rest of the country and update on the Country’s finances.

Many hoped for an extension to the Stamp Duty holiday, scheduled to finish 31st March 2021…

No extension has been proposed.  We therefore suggest that clients already underway with their transactions should contact their solicitor to confirm documents and processes  are in place.

If you are about to sell or buy, we suggest using a good solicitor, there are worth their weight in ‘GOLD’

 

 

‘Lockdown 2’ Coronavirus ( Covid-19) We are Open

In line with Government Guidelines & Regulations our office is operating as near normal as possible, albeit with reduced staffing in the office, supported remotely by the rest of my team.
I have taken this decision as a socially responsible employer & Long Standing Local Business. This is to protect Staff, Trades, Clients, Landlords, Tenants, Loved ones & the Community in which we Live & Work.

Non-UK Residents

Proposed Changes will affect acquisitions of English residential property by non-UK resident purchasers, be they individuals, companies, trusts or partnerships.

The proposed surcharge of 2% will apply on top of existing  SDLT rates, including the higher rates on additional dwellings, from April 1st 2021.

The  surcharge remains subject to Parliamentary approval. The objective is to make house prices more affordable and help people to get onto and move up the housing ladder.

We have been advised that “as levels of the Virus continue to escalate and in an effort to control it locally.”

Thames Valley Police and partners RBWM Borough Council   will “be increasing enforcement for breaches of the Government’s Covid regulations”

STAMP DUTY – HOLIDAY

The Chancellor has confirmed that the first £500,000 of property value will until 31st March be exempt from Stamp Duty. Giving a saving of very close to £15,000 on sale price of £500,000..

This  saving will apply to properties in excess of £500,000 .

LOCKDOWN Easing

As we begin to find a new normal, we have noticed a significant increase in enquiries for rental properties with personal outside space, be it garden, terrace or courtyard along with request for secure bike storage. Lockdown appears to have given prospective tenants an appreciation of being outside.

We are pleased to be Fully Open

Although we have been operating remotely during the lockdown, one member of the team has been in our offices on a daily basis to take care of things directly.

We are pleased the government has given permissions for agents to open and we confirm that our office is open, please call in advance to advise you wish to visit our office.

We are abiding by the Government guidelines, and practising social distancing and regular sanitizing of surfaces and handles etc.

Viewings for rentals and sales are going ahead abiding by the guidelines.

We have already had a number of enquiries for new listings and expect this to increase over the coming week.
